Rewiring

Whole-Home Rewiring in Sammamish

Mostly a Pine Lake and Inglewood job up here, and more a logistics problem than an electrical one.

Electrical conductors emerging from an opening in a wall

For the older half of the plateau

Not every house in Sammamish is from 2004. The older pockets — Pine Lake, parts of Inglewood, scattered lots around Beaver Lake — have the wiring you would expect from their decade: two-wire circuits with no ground, insulation gone brittle in the attic, and a dozen outlets hanging off one run. A full rewire does not mean moving out. We work in stages, routing through attic, crawl space and closet backs so the rooms you care about stay intact, and you keep power outside windows agreed in advance.

What is included

A survey before a figure

Attic and crawl space opened and looked at. A rewire priced from the living room is a guess.

A staged plan in writing

The house split into phases, with what loses power when and for how long.

New branch circuits throughout

Properly grounded runs at the circuit count a modern household needs, not the one the house was built with.

Permit, inspection and labelling

Filed and inspected as phases complete, and a panel you can finally read.

Signs it is due

Two-prong outlets through the house

The clearest sign the branch wiring predates most of what you plug into it.

Brittle cable in the attic

Insulation that cracks when moved is past the point where patching single runs is sensible.

Trips across unrelated rooms

Usually too much sharing too few circuits rather than one fault.

You are redecorating anyway

If walls are opening for other reasons the marginal cost drops sharply.

How the work runs

01

Survey

Attic, crawl space, panel, and a room-by-room walk, then a written scope.

02

Stage it

Phases and outage windows agreed around your week.

03

Run the circuits

Phase by phase, house livable throughout.

04

Inspect and finish

Inspection as phases complete, patching coordinated, panel labelled.

Questions about this work

Do we have to move out?

Almost never. Staging keeps power on outside agreed windows and families stay put through nearly all of these.

How much wall opens?

Less than people fear — attic and crawl space carry most of the route. Where finished wall must open we show you where and why first.

Can we do it in parts over a few years?

Yes, and for many households that is sensible. Each phase is complete and inspected in itself.

Start with the survey

A real look at what is in the walls, and a real figure. Neither costs anything.
